Job Description:

Westmont Living, Inc., a premier provider of retirement living, assisted living and dementia care is opening a brand new community in Morgan Hill, California. We are seeking a seasoned professional to help bring this community from ground breaking to fully occupied.  Westmont Living, where people come first, is not about being big, but about being good.

Westmont Living, Inc. is comprised of passionate, experienced senior housing leaders who have formed a company that focuses on what matters: resident lifestyle, convenience and bringing service to the next level.  If this sounds different, it is.  Our new community will be a "state of the art," 86 unit IL/AL/ALZ senior residence that will set the standard in the south San Jose market.

 

MAINTENANCE DIRECTOR

BASIC FUNCTION/DUTIES:

  • Directs, coordinates, and completes physical plant services to maintain the building and grounds of the community in solid working order maintaining a clean and organized environment.
  • Assures compliance of Life Safety regulations including staff training of new and existing staff and participates in New Employee Orientation regarding department specific information
  • Routinely inspects the physical plant and provides routine preventative maintenance and janitorial duties within acceptable standards of practice.
  • Routinely coordinates, directs, and documents required fire drills and fire drill training.
  • Department Manager participation in overall department director team duties, including supervision, training and evaluation of housekeeping and maintenance staff
  • Other duties as assigned

 QUALIFICATIONS, POSITION SKILLS, KNOWLEDGE & REQUIREMENTS:

  • Two years experience in maintenance related activities
  • High School diploma or equivalent
  • Demonstrable leadership skills
  • Effective written and oral communication skills
  • Highly organized approach to work
  • Ability to complete basic maintenance services such as painting, simple plumbing, carpet removal, and equipment repair.
  • Flexible working hours
  • Must have the ability to deal tactfully and diplomatically with others, whether involved with residents, their families or the public at large.
  • Positive attitude with abundant enthusiasm
  • Must have criminal record clearance prior to initial presence in the Community
  • Check maintenance book/work orders for any special jobs that need to be done that day and complete them.
  • Perform and log all safety tests (Fire Alarm, pull cords, etc.)
  • Replace light bulbs inside and out as needed
  • Prepare vacant rooms to a rent ready condition within 72 hours of a move out.  This may include, but is not limited to, the following:
  • a. Complete apartment checklist including testing all of the equipment and fixtures.
  • b. Clean or replace window coverings.
  • c. Patch, paint, clean and caulk bathrooms where necessary (touch up painting is acceptable when walls have recently been painted and the touch up paint matches).
  • d. Contact and schedule contractors when necessary for carpet, vinyl, tub cuts, etc.
  • e. Complete any electrical, plumbing or carpentry work if needed.
  • f. Work with the Housekeeping Department to ensure room is cleaned.
  • g. Complete final walk through of room when all work is completed.
  • Move furniture from rooms as needed to assist in preparing rooms for move-in. Follow proper lifting procedures and ask for assistance when needed.
  • Perform preventative maintenance to keep the building and equipment in good working condition. Document work in the Preventative Maintenance log.
  • Perform electrical work and building repairs as needed.
  • Issue, cut (where key machines are available on-site) and secure all keys. Issue and log all sensor cards if applicable.
  • Work with vendors to schedule and monitor contract work.
  • Assist Executive Director in pricing for materials and supplies.
  • Manage and monitor department budget.
  • Supervise, manage, train, coach and counsel the maintenance staff.
  • Manage all operational needs of the community when acting as Manager on Duty.
  • Document in the log book any significant incidents.
  • Attend and participate in scheduled in-service programs, training programs and staff meetings.
  • Perform all duties to exemplify and champion Westmont's Mission, Vision and Values.
  • Perform other duties as assigned.
  • On time regular attendance.
  • Must be available and able to travel for training, meetings, etc.
  • Flexible work hours due to demands of position.
  • Must be available to be on-call when maintenance coverage is needed.
  • Must be comfortable working with seniors in a health care environment.
  • Strong customer service skills.
  • Basic knowledge of budgets and focused financial quality.
  • Must have knowledge of state regulations, health laws and OSHA regulations.
  • Must have basic knowledge of State Health and Safety Codes.
  • Strong organizational skills including ability to follow-up, detail-oriented, ability to multi-task.
  • Ability to maintain confidentiality.
  • Must exercise good judgment and make competent decisions.
  • Ability to organize, plan, coordinate and execute the operations of the community including strategic planning, resource allocation, leadership and coaching techniques.
  • Ability to work closely and cooperatively with the entire team.

 PHYSICAL & MENTAL REQUIREMENTS:

  • Able to stand, stoop, kneel, crouch, climb, crawl, walk, and bend frequently or for long periods of time.
  • Able talk, hear, sit, use hands and fingers, handle/feel objects, tools or controls, and reach with hands and arms.
  • Able to work outside for long periods of time and work conditions may be in extreme heat, cold conditions, and/or slippery or wet.
  • Able to lift up to 50 pounds, push up to 50 pounds and possess adequate physical stamina to move freely about the Community.
  • Must be available and able to travel for training, meetings, etc.
  • Able to maintain a high level of mental concentration, maintain mental alertness, attention and concentration for necessary periods of time.
  • Able to work in a fast-pace environment
