Responsibilities include:

• Implements preventative maintenance programs.
• Coordinates compliance with local, state and federal building codes, MSDS, OSHA, EPA regulations and fire codes.
• Coordinates engineering contractors and venders, making sure insurance and licenses are current.
• Conducts regular inspections of Life Safety Systems, including fire extinguishers and sprinkler systems.
• Coordinates annual apartment maintenance schedule and completion.
• Coordinates necessary repairs and maintenance in apartments and common areas including refurbishment for move-ins.
• Ensures that the outside of property is maintained including landscaping and snow removal.
• Coordinates the removal of garbage and trash for the property.
• Prepares and follows approved budget.
• Maintains inventory control for all general supplies, parts and equipment for necessary repairs and maintenance.
• Maintains utility consumption and expense files.

We seek the following qualifications:

• HVAC Certification preferred but not required
• Must have experience in maintenance and upkeep of a physical plant, including building, grounds, and engineering (HTG/AC, Boilers, Electrical, Plumbing, Preventative Maintenance)
• Have Elevator, Fire/Sprinkler equipment, Kitchen equipment and generator experience
• Experience creating and maintaining processes and systems
• Supervisory experience is required
• Hands-On Working Manager
• Background clearance mandatory (includes Fingerprints, TB, Drug Screening, Physical)
• 5 or more years experience in senior housing preferred
